Head of Maintenance

About the role

The Head of Maintenance is responsible for the overall management, reliability, safety, and preventive maintenance of the company's hotels, hostels, and restaurants. The role will lead maintenance operations across multiple properties, ensuring that buildings, MEP systems, equipment, guest facilities, restaurants, and back-of-house areas remain safe, functional, efficient, and well maintained. This position requires a highly hands-on technical leader with strong experience in hospitality engineering, multi-property maintenance, preventive maintenance, troubleshooting, project management, and team leadership.

Key responsibilities

• Oversee all maintenance and engineering activities across assigned hotels, hostels, and restaurants
• Ensure buildings, guest rooms, public areas, restaurants, kitchens, back-of-house areas, and facilities remain operational and well maintained
• Develop and implement a comprehensive Preventive Maintenance Program (PMP)
• Establish maintenance schedules for MEP systems, HVAC, electrical, plumbing, kitchen equipment, pumps, generators, elevators, pools, and other critical assets
• Provide technical leadership and support to maintenance teams across multiple locations
• Lead, supervise, coach, and develop Maintenance Managers, Chief Engineers, Engineers, Technicians, and maintenance staff
• Oversee the maintenance and reliability of electrical systems, HVAC, plumbing, hot water systems, generators, fire protection systems, elevators, swimming pools, kitchen equipment, and building management systems
• Ensure maintenance activities comply with applicable Thai laws, safety regulations, and company policies
• Monitor electricity, water, gas, and other utility consumption and identify opportunities to reduce energy and utility costs
• Support renovation, refurbishment, and new-property projects from a technical perspective

About you

• Minimum 8–10 years of experience in Maintenance / Engineering, preferably within hospitality
• Strong experience in hotels, hostels, and/or restaurants
• Previous experience as Head of Maintenance, Chief Engineer, Engineering Manager, or equivalent senior position
• Proven experience managing maintenance teams across multiple properties is strongly preferred
• Strong knowledge of MEP systems, building maintenance, HVAC, electrical, plumbing, and mechanical systems
• Experience managing preventive maintenance programs
• Strong contractor and vendor management experience
• Experience managing maintenance budgets and capital projects
• Strong understanding of health, safety, fire protection, and statutory compliance
• Good command of English; Thai language is an advantage
